Purpose

Responsible for preparing and coordinating all work associated with creating new construction estimates at all levels, including soliciting subcontractor bids, evaluating scopes of work, and reviewing project plans and specifications. You will be responsible for creating project narratives, doing plan take off and working with team to create consistent repeatable results.

Education

Bachelor’s degree in Construction Management, Engineering preferred or equivalent work experience .

Experience

5 years of preconstruction estimating experience on multifamily construction projects – or 3-5 years of progressive equivalent work experience in a related field.

Special Skills

Must possess strong verbal and written communication skills. Must possess the ability to manage multiple projects, create and maintain project budgets, prioritize effectively, and recognize and address work related issues as they occur. Must have the ability to read and comprehend blueprints and shop drawings. Strong computer skills, including the ability to use estimating software, Word, Excel, Outlook, Plan Swift, I sqft, bid management, online plan rooms, and database applications.

Physical Functions

Must be able bend, stoop, sit, stand, walk, climb stairs & ladder, to reach, lift, pull, push, balance, crouch, crawl, kneel and lift or carry weight up to 75 pounds. May be exposed to inside and outside environmental conditions, chemical hazards, respiratory hazards, cold weather and hot weather. The noise level in the work environment may range from moderate to loud.

Responsibilities

Reviews project plans, specifications, estimating scopes and pricing.

Z

Prepares budget and general conditions estimates for entire project prior to bid date and reviews budgets and general conditions.

Z

Ensures the flow of project information is maintained and documented.

Z

Prepares and reviews all bid and/or estimate forms for submissions.

Z

Assists in developing subcontractor solicitation strategies, analyzing subcontractor bids and documenting subcontractor prequalification prior to bid date.

Z

Assists in coordinating insurance requirements as needed.

Z

Compiles pre-bid questions for submission to the owner.

Z

Informs staff of project requirements and owner directives, and assists in development of plans to meet stated goals.

Z

Keep project notes and document.

Z

Attends project site pre-bid meetings and site tours.

Z

Reviews schedule and constructability issues with project operations staff.

Z

Organizes coordination meetings.

Z

Ensures all data placed in the historical database is accurate.

Z

Prepare project clarifications and bid assumptions for submission to owners.

Z

Proficient in computer software programs used in preconstruction with particular emphasis on estimating software.

Z

Prepares and presents budget presentations to owners and architects.

Z

Builds effective relationships with customers, design team, subcontractors, suppliers, and user groups that reflect and support the company core values and meets or exceeds the customer’s expectations.

Hours

As designated by supervisor and determined by the needs of the Company. Additional hours may be required due to business necessity.

Other Requirements

Must be able to pass criminal history background check prior to employment with CRG Residential and possess a valid driver license.
