Every investment opportunity starts with thorough market research and analysis. Our expert team has decades of experience with creative design, entitlements, public-private partnerships, due diligence, financial underwriting, and project management. By selectively pursuing a limited number of opportunities each year and leveraging CRG’s rich history in construction, we mitigate development risk throughout the project’s life cycle.

In addition to our highly selective pursuit of development opportunities, we aim to provide a significant coinvestment of 25-30% or more of the equity capital required for each project which further mitigates investor risk. That means beyond providing payment and performance guaranties that may be required as part of construction financing, we also shoulder significant equity risk in each project. Therefore, each project gets the full attention of the leadership team through each stage of development, construction, and lease-up. In addition, our disciplined financial approach and deep relationships with lenders allows for efficient capitalization and flexibility across market cycles enabling CRG to navigate complex financing environments and execute even the most complex developments with speed and certainty.

Our new construction general contracting business has executed $2 billion of multifamily construction projects over the past 30+ years. With a long history as a third-party general contractor, our real estate investments directly benefit from CRG’s tested construction management processes, experienced leadership team, robust network of trade partners, and disciplined approach to project management.

Our property management partners focus on delivering an industry-leading resident experience through successful lease-ups, detailed market analysis, employee training programs, and cost-effective operations.

Our asset management team focuses on maximizing the asset’s performance and investment returns through strategic oversight of the property. This includes monitoring financial performance, optimizing revenue, managing expenses, and ensuring our properties are well maintained to enhance long-term value. By leveraging data analytics, market trends, and competitive analysis, the team proactively makes decisions to ensure each property operates efficiently and aligns with the shareholders’ investment goals.
