Seasons of Carmel sits on 21 acres and holds 256 Class A units located in 14 buildings with internal garages. Each apartment features high end finishes, including granite counter tops in kitchens and baths, wood-like plank flooring, and oversized base and crown molding. The complex showcases resort style amenities such as a lap pool surrounded by water features and a gourmet equipped outdoor kitchen. A walking trail was put in place around the property pond to connect residents to the popular Monon Trail. Seasons also offers a bi-level state of the art workout facility adjacent to the leasing office and charging stations for residents with electric cars.
Loveland Station is an exciting mixed-use new construction project that was developed in the heart of Loveland, OH. The property offers 94 one, two and three bedroom apartments as well as 15,000 square feet of retail space. Each apartment features open layout floorplans with granite counter tops, high-end cabinetry, brushed nickel finishes, wood-like plank flooring, and washer/dryer connections.
Our self-performing exteriors division installed a combination of James Hardie panels and brick to create a design that is cohesive with the character of the town. CRG worked with local municipalities to address tight site restrictions including power lines and close proximity to on-going traffic. They also provided alternative material solutions for the curved portion of the building that made its construction economically feasible.
CRG was contracted by the Indianapolis Affordable Housing Authority to remove 68 existing housing units and construct 155 new affordable homes featuring an innovative design built with sustainable building materials and technologies. The property features green roof technology and energy efficient tankless water heaters and furnaces.
CRG worked closely with the Hammond Affordable Housing Authority on the Flagstone Village project, with the objective of constructing 92 units of greatly needed affordable housing for the city. Flagstone is the 5th and final phase of affordable housing on the 40-acre site located on the south side of Hammond, IN. CRG was also the GC for American Heartland Homes II, the second phase of the affordable housing initiative, in 2010.
CRG’s GC division constructed Grandview with a variety of floor plans ranging from loft style apartments to townhomes , each with quality finishes such as granite, stainless steel appliances, and wood-like vinyl plank flooring. This high-end community features resort-style pool, business center with WIFI, a café, and a state-of-the-art fitness studio. The property boasts two mixed-use buildings with 11,000 square feet of retail space to enhance the appeal and convenience of the development. CRG adhered to a strict 18 month construction schedule to deliver a total of 26 buildings.
Renovation / Rehabilitation
CRG’s experienced renovation team delivers comprehensive rehabilitation services from initial project planning and budgeting through completion on projects running the gamut from historic mid-rise gut rehabs to five-story stick construction and vintage garden apartment communities. Building ROI into each piece of the project is the key to a successful renovation project. CRG utilizes a systemized team approach to estimating, purchasing, and managing time and resources, which contributes to our success in delivering time sensitive projects with significant shared savings and limited contractor callbacks. CRG Residential’s renovation team is equipped to provide you with a detailed analysis of your rehab project and assist in all your capital improvement campaigns.
CRG began working with the owners during the due diligence process to outline an intense and precise renovation schedule that would reposition the asset as quickly as possible, delivering a higher ROI to investors with minimal disruption to residents. CRG put into motion a 12 month rapid rehab program that would deliver 3 completed units daily. Tenants leave their apartments by 8:00 AM and by 6:00 PM, return to a kitchen and bathroom(s) with all new cabinets, granite counter tops, light fixtures, brushed nickel finishes, wood-like plank flooring and appliances. The interior renovation extends to all common areas and an elaborate club house redesign. CRG’s self-perform exteriors crews are working parallel to the interiors group to tear off and reroof all 45 buildings and install new James Hardie siding to give the property a modern appeal.
CRG was selected to renovate 322 occupied apartments spread out over three Columbus, OH communities, all within a one mile radius. The success of this project was in great part due to the pre-construction collaboration with the owner and their commitment to ironing out the details before construction began. CRG developed a strategic process that allowed a crew of 15 men to turn over three units per day. Our professional crews diligently installed granite counter tops in both kitchens and baths, new cabinetry, black appliances, lighting, fixtures and plumbing. Flooring in the kitchens, bathrooms, hallways and dining rooms was replaced with wood-like vinyl plank.
CRG was hired to renovate one of the most prominent buildings in Cincinnati’s Over the Rhine neighborhood, Woodward High School, built in 1908. Unique apartments showcase authentic features such as original chalkboards, basketball court flooring, Rookwood Pottery drinking fountains, mosaic tile hallway floors and marble staircases. CRG was able to convert the historically registered building into 142 units that offer stainless steel appliances, modern cabinetry and granite counter tops, washer and dryers, and open floor plans with high ceilings that provide vibrant views of downtown Cincinnati.
Doral West apartments is a gated, lakeside community featuring apartments and townhomes with attached and detached garages in Doral, FL. CRG Residential was selected as the general contractor for the interior renovation of 250 units. The scope of work includes upgrading kitchen cabinets, bathroom vanities, all faucets and light fixtures, interior doors and hardware, flooring, paint, and appliances. Additionally, kitchen countertops and bathroom vanity tops are being upgraded from laminate to granite.
CRG was contracted to renovate 852 units of obsolete housing stock in Gary, IN in to much needed affordable housing. CRG worked closely with the owners during pre-construction to make sure the scopes met the many requirements of Tax Credit and HUD financing. CRG updated all units while occupied with new finishes and CRG’s exteriors team performed much needed upgrades to siding, roofing and windows.

Greyhound Village is the first on-campus student housing community for juniors, seniors and graduate students at University of Indianapolis. CRG began construction on the 196 unit structure in May of 2015 and moved forward with an aggressive construction schedule in order to be ready for the 2016 fall semester. Floor plan options include 1, 2, 3 and 4 bedroom units that feature wood-like flooring, granite counter tops and private balconies/patios. With 486 beds in total, students lease fully furnished apartments that include washers and dryers, private bathrooms and a variety of amenities: fitness center, game room, study rooms, volleyball courts, and outdoor lounge with fire pit. CRG played an instrumental role in the pre-construction and design phase to ensure a successful build.
Overlook at Riverdale is a luxury student housing community built to appeal to upper classmen and grad students at Marian University. CRG’s GC professionals maintained a rapid 12 month schedule to build the 88,000 SqFt building in time for the fall semester. Each of the 88 units offers high-end kitchens with granite counters and breakfast bars, ample cabinetry and stainless steel appliances. They also feature in-unit washer and dryer and private bathrooms for every bedroom. Students can choose from 1, 2 and 3-bedroom options and enjoy amenities such as private study lounges and fully-equipped fitness center.
Located in downtown Terre Haute, The Deming sits directly across from the campus of Indiana State University. CRG was contracted to give new life to the one hundred year old hotel and transform it into a much needed housing option for ISU students. The rehabilitation involved dividing the building into studios and one and two bedroom apartments complete with stainless steel appliances, polished concrete floors, modern kitchens and updated bathrooms. Residents have the convenience of on-site exercise amenities, media room, indoor bicycle storage, and laundry facility.
Harbor House and Woodland Mews are located within 1 mile of each other, both offering excellent amenities to the students and staff of The University of Michigan. In order to keep up with the standards of the market and student demands, the owner chose to partner with CRG to deliver cutting edge finish levels for these assets. CRG installed white quartz countertops in both kitchens and bathrooms, stainless steel appliances, ultra-sleek black cabinetry with modern pulls, new light and sink fixtures, and distressed-look vinyl plank flooring. Renovations were performed while units were occupied and CRG’s crews were able to complete 2 units a day.
The original contract scope for Autumn Chase included interior renovations on 96 units. Units received all new kitchens and baths, lighting and plumbing fixtures, flooring, and new HVAC units and water heaters. CRG was asked to perform the same renovations on 74 additional units, nearly
doubling the original contract.

CRG was awarded this extensive exterior rehab to give the 458 unit C class property a complete facelift and revive it as a B+ community in the highly desirable and competitive market of Carmel, IN. All 46 of Gramercy’s buildings received new roofs (shingle and EPDM), gutters and downspouts, fiber cement siding and trim, windows, patio doors, decks and railing, and new paint throughout the complex. In addition, existing mansards were totally removed and replaced with pitched roofs to give the complex a more modern design
CRG’s self-performing exteriors professionals installed James Hardie fiber cement panels with EZ trim metal reveal system on Circa apartments, in downtown Indianapolis. The proper application of this very popular modern system was completed on time and on budget for the client’s newly constructed development.
CRG Residential performed exterior renovations at Park at Crossroads, which included removing trim and siding and replacing it with wood shake fiber cement siding on the gables and offsets of each building. CRG also made several gutter and roof repairs and applied fire caulking in attic spaces throughout the property.
The 454 unit property received a full scale exteriors renovation by CRG’s in-house exteriors professionals. Vinyl siding was replaced with James Hardie lap siding and hung trim with Hardie shake highlights to give more dimension to the buildings. All 54 buildings received new windows, deck rails, and decorative screen fencing around AC units. In addition to the exteriors, CRG completed an interior remodel of the community center, creating an open floor plan configuration with new lighting, fixtures and doors. A kitchenette and ADA accessible restroom, as well as new flooring and paint were also added to the community center.
CRG was contracted in late October for a total tear-off and re-roof of two properties in Cleveland, OH (totaling 8,000 squares of shingles). CRG began work on both properties November 4th with two superintendents and 36 installers at Avon and one superintendent and 32 installers at Williamsburg. Once all roofing was completed at Williamsburg, Superintendent and crew members relocated to Avon to help complete the job by the scheduled completion date. CRG completed the project on December 14, 2015 – 8 days ahead of schedule.
